Management Information

Archibald Residences – Bondi Junction has a dedicated building management team run by Sydney Building Management and Projects who take care of the day to day running of the building such as all maintenance items, building access and other daily matters affecting residents living at the building. Building management can be found on-site during the week or are available via phone 24/7 in case of an emergency.

Residents are requested to report all non-critical items by email or logging onto ‘Buildinglink’, which is the program used to manage the building. Residents will be given a logon to ‘Buildinglink’ when they register their details with Management.

Archibald Residences has a concierge to monitor the building and assist residents. The concierge is available from 8am to 4:30pm Monday to Saturday.

The concierge is available to assist residents and guests with matters that involve the use of the building or their apartment. This includes:

  • Changing the battery in resident smoke detectors
  • Assisting residents with their bags to and from an apartment.
  • Moving small items for residents where a removalist is not required.
  • Booking and ensuring taxi’s arrive on time for residents.
  • Feeding a residents pet while they are away (only).
  • Assisting residents with boat mooring lines when exiting and entering berths.
  • Booking and cancelling newspaper deliveries.
  • Taking deliveries for residents.
  • Providing apartment access for external service providers such as tradesman/cleaners.
  • Provide owners/tenants and visitors with directions and recommendations to services in Archibald’s precinct.
  • Assist owners/tenants and visitors with general enquiries.
  • Receive and register the delivery of items on behalf of owners/tenants (ie couriers, dry cleaning and large parcels etc)
  • Upon request, deliver newspapers to nominated apartments.
  • Upon instructions from owners, provide assistance to Real Estate Agents to facilitate inspection of common areas (ie gymnasium, residential car park)
  • Co-ordinate all owner/tenant removal’s, to ensure minimal disruption to other owners/tenants and prevent damage to common property.
  • Respond to resident enquiries regarding building maintenance matters when Building Management is not on-site.

 

To ensure that the concierge is generally available at the concierge desk to respond to enquiries and monitor the security cameras the concierge is not permitted to assist residents with the following:

  • Walking their dog or pet.
  • Anything that involves leaving the building which includes but is not limited to:
    • Collecting children from school.
    • Any sort of administrative function.
    • Going to the post office or bank for residents.
    • Picking up or dropping off a residents car.
    • Booking travel, shows, concerts or other function for residents.
    • Stay in a residents apartment to supervise their service providers such as tradespeople as this takes the concierge away from monitoring the building.

 

Should you require the concierge to perform duties outside of their approved tasks please contact Building Management.

The strata manager acts as the secretary for the Owner’s Corporation taking care of the buildings finances and is the person to contact in regards to levy enquiries and payments. The Strata Manager is also the conduit to the Strata Committee for all correspondence and will issue notices to owners on behalf of the committee including levy notices and breach of by-law letters.

The Strata Committee is made up of apartment owners and makes decisions regarding the running of the complex. All owner’s have the option to be on the Strata Committee whom are elected annually at the buildings Annual General Meeting (AGM).

Building management and the strata manager rely on the Strata Committee to make decisions which are outside their scope of approval.

To contact the Strata Committee please direct your correspondence to either strata or building management who will pass the correspondence on to the secretary. Please note that your correspondence may not be addressed until the next Strata Committee meeting (usually quarterly).

Strata Committee meetings are held approximately quarterly throughout the year. Owners are allowed to attend meetings but are not allowed to participate with the meeting unless they are invited by the committee. The Annual General Meeting will be held once a year, generally around February.
